What is a Home Inspection?
A Home Inspection is a non-invasive, visual examination of a residential dwelling, performed for a fee, which is designed to identify observed material defects within specific components of said dwelling. Components may include any combination of mechanical, structural, electrical, plumbing, or other essential systems or portions of the home, as identified and agreed to by the Client and Inspector, prior to the inspection process.

Why should I have one done?
For two reasons. First, peace of mind for you as the buyer in knowing your purchase is going to be a care-free one. Second, to have an unbiased person offer their opinion on the condition of the home. It is also a good idea if you are a Seller to know your bargaining tools before your buyer does. Otherwise, your buyer will hire their own inspector and I guarantee he will find something that will be a "surprise" at or before the Closing table forcing you to re-negotiate your asking price.
As a Certified Home Inspector, I spend on average up to two hours walking an average-sized home. I am a trained professional designed over time to look for things that are blind to most, but obvious to me. It could be 5 years old or 105 years old, your first or your third home. Whether you are the project person looking for a fixer-upper or not, have it checked by a qualified person and have the knowledge of the home before you enter into contract.
On a normal inspection, we will evaluate the:
- Structural Integrity
- Roofing Integrity
- Window and door operation
- Siding material and installation
- Decks and Balconies and their safety
- Walkways and Patios
- Kitchen and appliances (when available)
- Bathroom
- Interior rooms
- Electrical system from outlets to the Main Panel
- Plumbing system, operation on demand, and sustainability
- Basement and flooring systems
- Insulation material and installation
- Heating and Cooling operation
- Attached Garage
Additionally, Water quality, Pest Inspections and Radon Measurements are also provided as an extra fee.
